A ten-minute call. What it is, where it is, and what you're hoping it does for you. We'll tell you honestly whether we're the right fit.

Get a real rent number

We pull actual leased comps in your neighborhood and give you a rent range, plus anything worth fixing first to get the top of it.

We list it and screen hard

Photos, MLS, and syndication to the major sites. Every applicant goes through credit, income, background, and rental-history screening.

You collect rent, we handle the rest

Rent hits your account, maintenance gets coordinated, inspections happen, and you get a clear statement every month.

The listing is the visible part. The next twelve months are the part that decides whether renting your home was worth it.

Rent and reporting

Collection, owner disbursement, a clear monthly statement, and year-end reporting your accountant can actually use.

Maintenance

Tenant issue intake, vendor sourcing and scheduling, and verification that the work was actually done. Coordinated repairs carry a 10% invoice charge.

Inspections

Documented move-in condition, periodic checks during the lease, and a move-out comparison that holds up if a deposit is disputed.

Compliance

Fair housing, Florida landlord-tenant law, deposit handling, and correctly prepared and served notices.

Renewals and turnover

Rent reviews ahead of renewal, renewal negotiation, and turn coordination when a tenant does leave.

Common questions

Do I have to sign a long contract?

Our management agreement runs annually and renews. Ask us directly about the termination terms before you sign — we would rather you read the agreement than be surprised, and we will walk through it line by line on the call.

Who holds the security deposit?

Florida law is specific about how deposits are held and how quickly you must account for them after move-out. We follow the statutory process and document condition at both ends so a disputed deposit does not turn into a claim against you.

How do I get paid?

Rent is collected, expenses for the period are applied, and the balance is disbursed to you with a statement showing exactly what came in and what went out. You get year-end reporting for your accountant.

What if I want to sell the property later?

That happens often, especially with inherited homes. We will tell you where you stand on lease timing and tenant rights, since selling with a tenant in place is very different from selling vacant.
