How much does property management cost in Fort Myers?

Most Southwest Florida companies charge 8–10% of collected rent. We charge a flat $150 per month regardless of what the property rents for. On a $2,400/month rental, a 10% fee is $240 — so the flat fee saves roughly $1,080 a year, and the savings grow as rent grows. Tenant placement is a one-time $500 and lease preparation is $200. Repairs we coordinate carry a 10% charge on the invoice.

I never planned to be a landlord. Is this for me?

That's most of our owners. People move out and can't sell, inherit a house from a parent, get relocated for work, or buy their next place before the last one sells. You don't need to understand Florida landlord-tenant law — that's what you're hiring us for.

Do you work with investors?

Yes, as long as the portfolio is small. We're a good fit from your first door through roughly your tenth. We're deliberately not built for hundred-unit portfolios, and we'll tell you honestly if you've outgrown us rather than take the business and do it badly.

What areas do you serve?

Lee and Charlotte County only: Fort Myers, Cape Coral, North Fort Myers, Lehigh Acres, Port Charlotte, and Punta Gorda. Staying tight is deliberate — it means we can be at your property the same day when something goes wrong.

How long does it take to get a tenant in place?

It depends on the property, the price, and the season, and anyone who gives you a firm number before seeing your home is guessing. What we control is exposure and speed: professional photos, MLS, syndication to the major rental sites, and same-day response to inquiries.

What happens if a tenant stops paying?

We follow Florida's statutory process from the first missed day — proper three-day notice, correct service, correct timelines — and coordinate with an attorney if it reaches eviction. Getting the notice wrong is what actually costs owners months, and it's the most common self-management mistake we see.
